How To Maintain Metal Buildings

While they are considered as relatively maintenance free, there are some steps that should be taken in order to ensure that metal buildings remain attractive and functional for their entire lifetime. Beginning these maintenance steps as soon as the building is completed will ensure the longest life keep the exterior attractive for many years.

As soon as the building is completed, any foreign materials should be removed from the roof and other flat surfaces. Objects containing iron such as drill bits, screws or pop rivets left in place can rust and discolor the roofing panels. They should be swept away using a soft brush. 


Sand and dust can retain salt from the air and moisture which can cause breakdown of both paint and galvanized coatings over time. Use of clean water to wash these accumulations away can help to protect the building. A soft nylon brush will work to help remove accumulations. It is best to start at the top and work your way to the bottom.

If the building is located in a high pollution environment, it may be necessary to add detergent to remove the deposits on the building. Add the mild detergent to the initial wash water and use the brush for cleaning. Follow with a clean water wash. If there are accumulations of wax, grease, oil or tar, use mineral spirits to remove the substance, wash using mild detergent and rinse clean. Avoid use of any abrasive or caustic cleaners.

There should be at least six inches of clearance between the bottom of the steel panels and the ground. As dirt and sand are blown they may accumulate, lowering this distance. It is important to remove the sand. In addition, ensure that shrubs and other plants that surround the building are kept trimmed so that they do not touch the exterior walls to prevent scratches.

Gutters should be kept clean at all times. Remove any accumulation of leaves and other debris that may accumulate in the gutters on a regular basis. Clean the gutters with a solution of mild detergent and a soft bristled nylon brush. Rinse using clean water. Ensure that downspouts are not blocked and that the drainage area for the water at the end of the downspout is adequate.

If there is minor damage to the steel panels or trim, take the proper steps to repair them, including light sanding, priming with a zinc chromate primer and applying matching touch up paint. These repairs need to be made as soon as the damage is noticed to prevent the development of rust that can stain surrounding areas.

Steel buildings are designed to provide a lifetime of quality protection from the elements. To protect the steel and keep it looking great, follow the above mentioned maintenance steps. Keeping the building clean and free of rust now can prevent having to repaint or replace the entire structure simply because the person responsible for maintenance did not complete his or her task at maintaining the exterior. With these structures, an ounce of prevention certainly can beat a pound of cure.
